One storey or two: which house to choose

One of the first questions in any house design. There is no right answer in general — only one for a particular family and plot.

One storey or two: which house to choose

When a single storey is better

A single-storey house suits families with small children or elderly parents: no stairs, all rooms close together, easy access to the yard from anywhere. It is also easier to look after — cleaning windows, fixing the roof, replacing services.

  • a plot of 5 sotkas or more;
  • children, elderly people or anyone who finds stairs hard;
  • you want the living room and bedrooms to open straight onto the garden.

When two storeys are better

A two-storey house takes less land, so a small plot keeps room for a yard, garden and parking. It clearly separates the shared ground floor from the private upper floor: guests do not pass the bedrooms, and mornings are calm upstairs while breakfast happens below.

  • a plot of 2–4 sotkas;
  • you want to separate guest and private parts of the house;
  • you want a view from upstairs or a bigger yard.

Tashkent's climate

Hot summers argue for well-designed shade rather than a particular number of storeys. Single-storey houses rely on deep canopies and courtyards, two-storey houses on balconies and overhangs that shade the ground-floor windows. Either way, it matters where the large windows face: south and west they need sun protection.

What about the budget?

Construction cost depends on the area, structure, materials and contractor, so we do not quote average figures per metre. It is fairer to compare both options on your plot: the design shows them in 3D with layouts, and the contractor prices each one from the drawings.

How we help you choose

At the concept stage we prepare several massing options — single and two-storey — with layouts and 3D. You can see how much yard remains, where the sun is, how to get from the kitchen to the terrace. After that comparison the decision is usually obvious.
